Dapas Home is an agency that specializes in high-end real estate projects in Croatia. Our expertise covers everything from buying and selling luxury properties to interior design and furnishing. The real estate market in Croatia is dynamic and steadily on the rise. This is primarily due to its openness to international markets and various segments. Luxury properties, especially those near the coast or in secluded areas, are particularly appealing due to high demand. What makes Croatia an attractive investment option for foreign investors is its pristine natural beauty, tranquility, clean environment with minimal industrial presence, reasonable prices, and the warm hospitality of the Croatian people.

Can you highlight any specific regions or cities in Croatia that offer exceptional investment opportunities, and what factors contribute to their appeal?

At present, the Croatian coast, with Istria and its inland, remains the top choice, but there's a growing demand for properties in more secluded regions like Gorski Kotar and Lika.

Are there any incentives or programs offered by the Croatian government to encourage real estate investment, and how can investors take advantage of them?

One of the most popular incentives is the European Union funds aimed at promoting rural tourism. Non-farmers can no longer access grants for rural tourism. Applicants must have been registered as farmers for at least one year and have a certain level of economic activity on their farm.

For those involved in agriculture, there's an exceptional opportunity to obtain non-repayable funds under conditions that are even more favorable than those in the IPARD program Measure 302. However, it's worth noting that a new Rural Development Program covering the period from 2021 to 2027 is expected to launch soon. This new program period could result in changes to the structure and generosity of non-repayable funds, possibly with a lower percentage of support per project, so a higher number of applicants is expected in 2021.

In the fourth quarter of 2023, we expect the launch of Measure 6.4 (Intervention 73.14), which will allow up to 200,000 euros in non-repayable funds for the development of existing non-agricultural activities (processing, tourism, services, traditional crafts). The minimum economic size of the agricultural farm for application must be 6,000 euros.
