Q&A with Marko Pažanin, CEO of Croatia Sotheby's International Realty

Croatia has become an attractive location for international property buyers due to its beautiful natural scenery and full integration into the EU. According to recent news, every third property in the country is bought by foreigners. So, what makes Croatia so appealing to international buyers? Croatia Sotheby's International Realty CEO Marko Pažanin shares his insights on what international buyers look for and what advice he would give to those preparing to invest in Croatian real estate.

What attracts international buyers to Croatia?

Croatia is very attractive due to its geographical location, natural beauty, safety, full integration into the EU, and compliance with European legislation, which is crucial for investors. Considering the trends in the Mediterranean market, the real estate prices in Croatia are still more favorable than in some other tourist destinations. We are a market that expects continuous growth, and considering the currently limited offer, this is an ideal situation for investment.

You have recently started offering real estate sales through Sotheby's Concierge Auctions. Why auction a house?

It's the first time that it is possible to sell a property on the Croatian market through an auction that has an international reach. We are the first in Croatia to launch this concept, which has been successfully operating worldwide for years. The focus is on luxury properties in attractive locations, and one of the conditions is that a property has a minimum value of 2.5 million US dollars.

What do buyers look for when they approach you, and how is the decision to purchase made?

International clients look for unique properties by the sea or with an unobstructed open sea view - villas, penthouses, and land for investment. Completed, fully furnished, and equipped properties are the fastest selling. 

From many years of experience, when visiting a property for the first time, the most important feeling is that it radiates luxury and positive energy. 

What are Croatia's best or most popular places to buy real estate?

The coast is the most sought-after, especially seafront locations and properties in dominant positions that provide privacy and superb views. Likewise, our cities with rich historical and cultural heritage, diverse content, and many tourist and entertainment options attract high-end clientele.

What is the procedure for foreign citizens to buy real estate in Croatia?

Individuals and legal entities from EU member states can own real estate in Croatia under the same conditions as Croatian citizens. Third-country citizens can purchase real estate within the boundaries of the construction area, i.e. apartments, houses, and undeveloped construction land, but subject to reciprocity between Croatia and their home country and with the consent of the Croatian Ministry of Justice.
